What you delegate with property management
Management includes presenting the property, writing descriptions and listings on Airbnb and Booking.com, coordinating calendars and updating rates to reflect the season and demand.
We handle guest communications and organise arrivals, departures, cleaning and linen changes. For property care, we log issues and coordinate work within the limits and approvals agreed with the owner.
Bookings, income and costs are shared in owner statements. DOORATO helps organise tasks and information: your point of contact is still a person.
Assessing your apartment in Florence
We begin with the neighbourhood, floor area, number of bedrooms and amenities. We also consider the floor, access arrangements, furnishing condition and periods you wish to keep for personal use.
This information helps us plan the preparation, welcome and service to propose. Any property visit and steps needed to begin are agreed after the first conversation. Estimated income and costs must be considered together: we do not promise guaranteed returns or occupancy.
If you already have listings and bookings
You can contact us even if your apartment is already on Airbnb or Booking. Links to your listings, calendars and details of confirmed stays help us assess the transition.
Before starting, we agree on the work to delegate, access to information and continuity of services. Calendar availability and periods reserved for you are coordinated around existing bookings.
